Will it detect somebody passing through an already-open gate?

No. This system is designed to alert when the monitored gate opens. Choose a PIR or perimeter beam when movement through the entrance is the event you need to detect.

Will the quoted 300m range apply through buildings?

The quoted figure is a clear-line-of-sight maximum. Buildings, trees, terrain and interference can reduce the practical wireless range.
